The tenant agrees to sign the annex to the lease which includes the following points and they agree to respect and comply with them:

1.Animals are prohibited at all times in the accommodation, in the building and on the leased premises;

2.It is forbidden to smoke or vape in the accommodation, in the building and on the rented premises;

3.It is forbidden to smoke, vape, consume, cultivate, process and possess cannabis, drugs and any illicit product in the accommodation, in the building and on the rented premises;

4.The tenant must, at his expense, take out and maintain throughout the duration of the lease insurance covering his civil liability towards the landlord and third parties for an amount minimum insurance of two (2) million dollars. The tenant must give the landlord proof of insurance at the following time:

(1) before taking possession of the accommodation and
(2) during the term of the lease at the request of the lessor;

5.The tenant must keep and return the accommodation to the lessor in the same condition as when the tenant took possession of the accommodation;

6.It is forbidden to modify the accommodation in any way (paint, structure, appliances included, etc.);

7.The tenant is responsible for changing the bulbs in the accommodation at his own expense (lights, chandeliers, appliances included, etc.);

8.Any short-term subletting of accommodation, parking and storage space (ex. Airbnb) and any subletting, of whatever nature and in whatever form, of accommodation, parking and storage space is prohibited;

9.The tenant agrees to comply with the co-ownership agreement, the rules of the co-ownership as well as the building regulations, of which he acknowledges having received a copy before signing the lease;

10.The tenant agrees to comply with municipal regulations;

11.The tenant assumes the moving costs if applicable with the building management firm (reservation of the elevator, etc.);

12.If there is more than one tenant in the lease, all tenants jointly and severally agree to the payment of rent and to the proper performance of the obligations of the tenant arising from the lease.
