3. Smoking of tobacco, cannabis or any other substance is strictly prohibited inside the unit and in the common spaces. It is strictly prohibited from using cannabis and its derived products on the whole property. The cultivation, transformation, production and sale of cannabis and its derived products, as well as any other natural or synthetic drugs are prohibited on the whole property.
4. Tenants declare that they will undertake and maintain civil insurance at their own expense for the duration of the tenancy and provide a copy of the insurance policy to the broker or to the owner prior to occupancy.
5. Animals are not permitted, no exceptions
6. The Lessee is responsible for reading the relevant condo rules, subsequently attached, established by the condo management and agrees to abide by these rules, and all future rules set out by them, upon signing the lease agreement. This implies that the Lessee is liable to pay any fines resulting from his/her failure to observe the condo rules.
7. The Lessee may not change the lock of the unit.
8. Properly use, operate and safeguard the premises and all appliances and fixtures within the premises
9. Maintain the premises in clean and sanitary condition, and upon termination of the tenancy, to surrender the premises to Landlord in the same condition as when Lessee first took occupancy except for ordinary wear and tear.
10. The first rent will be deposited on the day the lease is signed.
