All appliances will be in working condition for the entire duration of the lease; the TENANT must use all appliances appropriately and responsibly;

The TENANT must comply with all municipal by-laws and building rules (provided with the lease, if applicable); the TENANT will be responsible for any fines issued to the LANDLORD during the lease term; the TENANT must review the building rules prior to signing the lease;

At the end of the lease, the TENANT must have the property professionally cleaned;

The LANDLORD shall be permitted to show the unit to prospective tenants within 2 months of lease end, during normal viewing hours, with at least 24 to 48 hours' notice;

The unit must be returned in the same condition it was delivered to the TENANT. Any damages beyond normal wear and tear will be charged to the TENANT, with proof of invoice;

No changes or modifications of any kind to any surface of the unit (rooms, interior or exterior walls, floors, ceilings, or doors) may be made without prior written consent from the LANDLORD;

The TENANT must, at their own expense, obtain and maintain tenant liability insurance (coverage of $2 million) for the entire duration of the lease and any renewals, covering the LANDLORD and third parties. Proof of insurance must be provided to the LANDLORD prior to move-in and upon request during the lease term.
