The rent includes the following:

* Electricity, gas, and heating (except for the gas fireplace).
* Access to the garden.
* One outdoor parking space.
* See appliances below.

Additional conditions:
* Internet is the tenant's responsibility.
* Rent must be paid by the 1st of each month.
* Two (2) large balconies, front and rear.
* The garden is available to the tenant, who is responsible for its maintenance, both front and rear. The landlord reserves the right to perform specific maintenance and to remove access in the event of non-maintenance. Use of the garden must be respectful of the neighbours, particularly regarding noise.
* The fireplace is not functional and will not be for the entire rental period.
* When moving out, the tenant must take care not to damage the walls or doors. Particular attention should be paid to protecting the front door and windows to avoid any deterioration.
* All appliances, except the refrigerator, are new or recent. Any breakages must be covered by the tenant.
* In case of absence during the winter, the temperature must be kept at 17 degrees.
* Charcoal BBQs are prohibited, and no BBQs are allowed on the balconies.
* Smoking is strictly prohibited inside.
* The tenant must provide us with documents proving homeowners' and liability insurance before taking possession of the accommodation.
* At the end of the lease, the apartment must be returned in the same condition as it was delivered.
