Upon key handover, the TENANT will provide the LANDLORD with a tenant insurance certificate including liability coverage of Two Million Dollars (2,000,000$) and will maintain such insurance for the duration of the lease and any future renewals.

The landlord may request a credit check and/or an employment letter before signing a lease to their full satisfaction. Any credit check will be payable by the tenant.

The unit is strictly non-smoking, including cannabis and vaping. The cultivation, production, distribution, or purchase of cannabis or any illegal substance is strictly prohibited.

Any short-term subletting such as, but not limited to, Airbnb is strictly prohibited and will constitute a lease violation.

No pets are allowed in the unit.

As this is a furnished rental, a security deposit equal to one month's rent is required, which will be returned to the tenant at the end of the rental after a satisfactory inspection by both parties.

THE TENANT will be responsible for paying any fines resulting from non-compliance with the regulations.

THE TENANT will be responsible for paying any fees due to lost keys.

The condo will be clean on the occupancy date and must be returned in the same condition: this includes floors and walls. Except for normal wear and tear, any damage will be repaired at the tenant's expense before vacating the premises.
