The tenant agrees to:

-No pets allowed.
-No smoking inside the apartment (including all forms of tobacco and other substances).
-If repainted, it must be returned to white before the end of the lease.
-The tenant must provide proof of insurance before signing the lease.
-The tenant must provide an Equifax report, references, a letter of proof of income from their employer, or any other document deemed satisfactory by the landlord.
-No subletting or short-term rentals (e.g., Airbnb) allowed.
-Rent must be paid on the first of each month via electronic transfer.

Lease security deposit:
Upon signing, a deposit of $4,700 will be required. A sum of $2,350 will be paid to Remax Du Cartier, while the remaining $2,350 will be sent directly to the landlord and held as a security deposit for the duration of the lease. The deposit will be refunded to the tenant at the end of the lease term.
