Work completed:
2018:
-Replaced the entire electrical system, including increasing the electrical input from 100 to 200 amps for my condo (from 200 to 400 amps for the building).
Replaced both fuse boxes (condo and garage) with breaker boxes, and ran a 220-volt cable under the patio to connect my condo breaker box to my garage parking lot (for installation of a possible charging station).
-Removal of the old oil heating system, including furnace, tank, water pipes and radiators.
-Installation of air exchanger and heat pump.
-Relocation of natural gas lines for units 2036 and 2038 in the wall behind the refrigerator.
-Replacement of load-bearing wall with a beam to open up space on the main floor, modification of partitions to convert a small bedroom into a dining room, enlargement of the bathroom, relocation of the basement staircase to make it passable, repair of several damaged floor joists in the basement, straightening and levelling of the floor.
-New pex plumbing, including installation of a water softener, installation of the bathroom double vanity, shower and toilet, water inlet for the refrigerator and new connections for the dishwasher, kitchen sink and clothes washer.
-New heated ceramic floor covering in bathroom and kitchen. Reconstruction of walls and ceiling, including installation of resilient bars and cellulose injection between my ceiling and the floor above.
-Installation of recessed LED lights and electrical inlets for other fixtures, installation of electrical outlets, electrical heaters in basement and first floor, running 220-volt cable to garage (for possible charging station).
2019
-Installation of hardwood floor coverings.
-Replacement of all doors and windows, including modification of the kitchen back wall to install a patio door instead of the original door and window (installation of a metal lintel to support the masonry wall).
-Reinforcement of rear terrace
2020
-Repair of masonry joints on rear garage wall.
White-painted brick for terrace.
-Repair of front balcony steps.
-Renaturalization of backyard, removal of asphalt covering, planting, river stone walkway.
-Replacement of the garage roof (elastomer membrane) and reinforcement of the garage roof structure.
2024
Application of FSI 15 (Class A) fire-retardant varnish to the living room wood wall, column and beam to comply with a City of Montreal requirement.
