Rental conditions

Upon key handover, the TENANT shall provide the LANDLORD with proof of tenant insurance including civil liability coverage of Two Million dollars ($2,000,000) and shall maintain such insurance for the duration of the lease and any renewals thereof.

The landlord may request a credit check and/or an employment letter before signing the lease, to their full satisfaction. Any credit check fees will be payable by the tenant.

The dwelling is strictly non-smoking, including cannabis and vaping. The cultivation, production, distribution, or purchase of cannabis or any illegal substance is strictly prohibited.

Any short-term subletting such as, but not limited to, AirBnB is strictly prohibited and will constitute a breach of lease.

Pets are not permitted in the dwelling.

The TENANT will be responsible for the cost of replacing lost keys.

The condo will be clean upon occupancy and must be returned in the same condition at the end of the lease. This includes all inclusions, as well as the condition of the floors and walls. Except for normal wear and tear, any damage must be repaired at the tenant's expense before vacating the premises.
