1. The tenant undertakes to take out a civil liability insurance policy ($2 million) for the
duration of the lease.
2. The tenant will provide all relevant documents such as confirmation of letter of employment (salary, position, work since, status) to the complete satisfaction of the owner.
3. Mandatory credit check at tenant's cost
4. The tenant is responsible for all rules and costs related to moving and relocation required by the union (if applicable).
5. Pets are not allowed
6. The tenant must not allow anyone to use, cultivate, smoke or vape tobacco, cannabis or any other illegal substance in any interior part of the premises, the common areas or property of which they are part.
7. No Airbnb or similar short-term subletting will be tolerated. All sublets of less than 6 months will be considered a violation of the rental agreement which may result in repudiation of the lease.
8. The tenant will also be responsible for any damage caused to the private/common part and/and to any civil liability damage caused by the tenant during the rental.
9. At the end of the rental period, the unit must be returned in the same condition as at the time of location.
