Rental Conditions:

Upon key handover, the tenant must provide proof of tenant insurance including $2,000,000 liability coverage, and maintain said insurance for the entire duration of the lease and any renewals.

Upon request, the tenant must provide the landlord with an employment letter before signing the lease, to the landlord's full satisfaction. The landlord may also require a credit check, which will be at the tenant's expense.

The property is strictly non-smoking, including cannabis and vaping. The cultivation, production, distribution, or purchase of cannabis or any illegal substances is strictly prohibited.

Short-term subleasing, including but not limited to Airbnb, is strictly prohibited and will constitute a breach of lease.

Pets are not allowed in the property.

Moving fees are the tenant's responsibility.

The tenant will be responsible for paying any penalties resulting from non-compliance with the condominium bylaws (if applicable).

The tenant will be responsible for any fees due to the loss of keys.

The property will be clean at the move-in date, and the unit must be returned in the same condition. This includes all condo inclusions, as well as the condition of the floors and walls. Except for normal wear and tear, any damages must be repaired at the tenant's expense before vacating the premises.

The tenant agrees to read and sign the building regulations to confirm understanding and acceptance of their contents.
