1. The rental offer is conditional upon the Landlord conducting a verification of the tenants' behavior and payment habits within 7 days following the acceptance of this rental promise. See clause 9.2 for further details.

2. Short-term subleasing is strictly prohibited (Airbnb, etc.).

3. Smoking tobacco, cannabis, or any other substance inside the unit and in the common areas is prohibited. The consumption of cannabis and its derivative products is strictly forbidden on the entire property. The cultivation, processing, production, and sale of cannabis or its derivatives, as well as any other natural or synthetic drugs, are prohibited on the entire property.

4. The tenants declare that they will obtain and maintain liability insurance at their own expense for the entire duration of the lease and will provide a copy of the insurance policy to the broker or the landlord prior to occupancy.

5. Pets are not allowed unless authorized by the landlords.

6. The tenant(s) are responsible for reviewing the building rules, which are provided here, and agree to comply with them for the duration of the lease.

7. The tenant may not change the unit's lock.

8. Access to the use of the heat pump is permitted from April 1st to November 30th.

9. Authorization from the landlord is required to paint the apartment.

10. Use, operate, and properly protect the premises as well as all appliances and fixtures within the premises.

11. Maintain the premises in a clean and sanitary condition and, at the end of the lease, return the premises to the landlord in the same condition as when the tenant first took possession, except for normal wear and tear.

12. The new tenant(s) shall make the first rent payment by electronic money transfer to RE/MAX DU CARTIER inc. prior to the signing of the lease.
