RENTAL CONDITIONS:
* Despite legalization, the use of cannabis or other drugs (cannabis, tobacco, or vaping) is strictly prohibited, and no drug production is permitted.
* 12-month lease
* Short-term rentals such as Airbnb, sublets, or home exchanges are prohibited.
* Pets allowed only with the LANDLORD's approval.
* No satellite dishes.
* The Tenant will not repaint the premises without the LANDLORD's permission.
* Any broken equipment and/or damage due to excessive use, such as scratched or dented floors or damaged appliances, will be the Tenant's responsibility and will be repaired or replaced at the Tenant's expense.
* In the event of vacating, the Tenant will accept visits with 24 hours' notice.
* Battery replacement, light bulb replacement, and regular maintenance are the Tenant's responsibility. At the end of the lease, the property will be in the same condition as it was on the occupancy date, except for normal wear and tear.
* The Tenant will provide confirmation of employment and all relevant information to allow for a complete credit check to the LANDLORD's complete satisfaction.
* The Tenant will provide proof of liability insurance for two million dollars ($2,000,000.00) prior to occupancy and for the entire term of the lease.
* The premises are for residential use only.
