*** THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE ***
1. All potential LESSEES MUST go through a credit cheque to the satisfaction of the LESSOR.
2. The LESSEE must provide liability insurance of $2,000,000 valid for the duration of the lease
and provide proof.
3. The LESSEE must restore unit to its original state at end of lease.
4. A security deposit equivalent to one month will be due at signing of the lease. This deposit
will be refunded by the LESSOR to the LESSEE at the end of the lease if no damage has been done to
the apartment.
5. The LESSEE is not allowed to sub-lease in any fashion or lease transfer without written
permission from LESSOR.
6. No smoking, no cannabis.
7. The Airbnb is forbidden.
8. No Pets without written authorization by the LESSOR.
9. No painting or renovations unless otherwise agreed upon by the Lessor.
10. The LESSEE is obligated to abide by the condominium rules and are responsible for any incurred
fines, and for any fees due to the loss of keys, remote or chip.
11. The Lessor ensures that all appliances, heating systems, and air conditioning units delivered for use are in good working condition. Should any issues arise within one month that render these items unusable, the Lessor shall cover the repair costs, except in cases of damage caused by misuse. After the one-month period, all repair costs shall be the responsibility of the Lessee.
