Rental Conditions:

1. The tenant agrees to obtain a civil liability insurance policy ($2M) for the duration of the lease.

2.With any rental application, the tenant must provide all relevant documents, such as an employment confirmation letter (salary, position, length of employment, status), to the full satisfaction of the landlord.

3. A credit check is mandatory at the tenant's expense and will be reimbursed if the result is positive.

4. Pets are not allowed.

5.The tenant shall not allow anyone to use, grow, smoke, or vape tobacco, cannabis, or any other illegal substance in any manner inside the property.

6.No subletting via Airbnb or similar short-term platforms will be tolerated and will be considered a breach of the lease, which may result in lease termination.

7.The tenant will also be responsible for any damage caused to the property and any liability-related damages caused during the lease.

8.At the end of the lease, the property must be returned in the same condition as at the start of the lease.

9.Electricity, Internet, and cable TV fees are the tenant's responsibility.

10.A move-in inspection will be conducted when the tenant takes possession of the property. A representative of the LANDLORD will be present and must sign the completed report. A similar inspection will be conducted at the end of the lease.

11. The tenant must comply with the building rules.

12.Maintenance fees are the tenant's responsibility (snow removal and lawn mowing).

13. The tenant will provide a deposit equivalent to one month's rent for the rented furniture. The deposit will be returned at the end of the lease (certain conditions apply).

14. The tenant must obtain permission before painting any part of the house and must repaint it white if a different color was used.

15. The tenant is responsible for changing the air exchanger filter and maintaining the pool.
