Rental conditions

Upon key handover, the tenant will provide the landlord with proof of tenant insurance including civil liability coverage of Two Million dollars ($2,000,000) and will maintain said insurance for the duration of the lease and any potential future renewals.

Upon request, the tenant must provide the landlord with an employer's letter before signing the lease to the landlord's full satisfaction. The landlord may also require a credit check, which will be payable by the tenant.

The unit is strictly non-smoking, including cannabis and vaping. The cultivation, production, distribution, or purchase of cannabis or any illegal substance is strictly prohibited.

Any short-term sublet, including but not limited to AirBnB, is strictly prohibited and will be considered a breach of the lease.

No pets are allowed in the unit, except for one cat.

Moving fees are at the tenant's expense.

The tenant will be responsible for payment of any penalty resulting from non-compliance with building rules and the declaration of co-ownership (if applicable).

The tenant will be responsible for the cost of replacing lost keys.

The property will be clean on the occupancy date and must be returned in the same condition: this includes all inclusions of the condo, as well as the condition of the floors and walls. Except for normal wear and tear, any damages must be repaired at the tenant's expense before vacating.
