* Rental conditions *

1) Upon receiving the keys, the lessee must provide the Landlord with proof of tenant insurance, including liability coverage of Two Million Dollars ($2,000,000). This insurance must be maintained for the duration of the lease and any future renewals.

2) Upon request, the lessee must provide the Landlord with an employer letter before signing a lease, to the Landlord's full satisfaction. The Landlord may also require a credit check. Any credit check fees shall be paid by the Tenant.

3) The unit is designated as non-smoking, including cannabis and vaping. The cultivation, production, distribution, or purchase of cannabis or any illegal substance is strictly prohibited.

4) Any short-term subletting, including but not limited to Airbnb, is strictly prohibited and will constitute a breach of the lease.

5) Pets are not allowed in the unit.

6) Moving costs shall be borne by the Tenant.

7) The lessee shall be responsible for any penalties incurred due to non-compliance with the building's regulations and declaration of co-ownership (if applicable).

8) The lessee shall be responsible for any fees related to lost keys.

9) The property shall be clean at the time of occupancy and must be returned in the same condition, including all condo inclusions, as well as the flooring and walls. Except for normal wear and tear, any damage must be repaired at the Tenant's expense before vacating the premises.
