Upon delivery of the keys, LESSEE shall provide LESSOR with a certificate of tenant insurance including two million Dollars ($2,000,000) liability coverage and shall maintain said insurance for the term of the lease and any future renewals thereof.

The Landlord may request a credit check and/or a letter from an employer prior to signing a lease to the Landlord's satisfaction. Any credit check will be payable by the tenant.

The dwelling is deemed to be non-smoking, including cannabis and vaping. The cultivation, production, distribution or purchase of cannabis or any illegal substance is strictly prohibited.

Any short-term subletting such as, but not limited to, AirBnB is strictly prohibited and will constitute a breach of lease.

Pets allowed at the landlord's discretion

Moving fees are the responsibility of the Tenant.

THE TENANT will be responsible for the payment of any penalty due to his non-compliance with the regulations and declaration of co-ownership.

The property will be clean on the date of occupancy and the unit must be returned in the same condition: this includes all inclusions, as well as the condition of the floor and wall. Except for normal wear damage will be repaired at the tenant's expense before leaving the premises.

The TENANT agrees to pay the first month's rent ($1,850), payable to RE/MAX du Cartier Inc., as well as a security deposit/furniture deposit of $1,850, payable to the LESSOR, upon signing the lease. A receipt or confirmation for each payment must be provided. All subsequent rent payments shall be made directly to the LESSOR by Interac transfer.

The security deposit will be returned to the TENANT within three (3) days of the end of the lease. An inspection of the premises will be carried out before the TENANT moves in and after the TENANT moves out. Any damage exceeding normal wear and tear will be charged to the TENANT, with supporting evidence in the form of an invoice.
